DECORATING UPDATE

The PDM “Phase I and II” Re-decorating project that began in December 2007 is coming close to completion. As many of you are aware, the Security Lobby and the Inner Lobby furniture has been reupholstered, coordinating window treatments and accessories have been added, including new floral arrangements to enhance the areas. Some of the existing artwork has been re-arranged for a fresh look.

The North/South Wing Lobby Corridors have also been addressed to complete the Lobby renovations.

The Card and Media rooms have been up-dated with new fabric on the chairs and window treatments. New artwork was chosen to follow the theme of both rooms.

A computer has been added to the Library for the residents use. Accessories have been added to the bookshelves to create more of a home environment. Using your DOM key will allow residents entrance into the Library and use of all its facilities. A 24-hour camera has been installed for security.

The Interior painting project has been completed throughout the entire building, as well as the enhancements to the Residential door and the baseboard moldings. New mirrors and floral arrangements have been added to the Wing hallways.

The Center Tower Corridors are near completion with new leather chairs, accessorized tables and artwork. All damaged hallway mirrors are in the process of being replaced with framed mirrors to compliment the new seating areas. To continue the up-dated look and to avoid future damage caused by movers and contactors, new high-hat lighting fixtures are being installed at the elevator corridor areas to replace the 4 existing fixtures. We have finally found the appropriate light bulbs to correct the lighting problems in the corridors and they are currently being changed.

We are happy to announce that we are still within our allotted budget and, therefore, research has begun on “Phase III” of the Decorating Project, which will comprise of the Ocean Lounge and Library renovations. At present, we have collected approximately $900.00 from sales of the old corridor furniture to add to the “Phase III” decorating fund. The sale of this furniture along with the unused artwork will continue when the “Snowbirds” return.

SOCIAL COMMITTEE UPDATE

The social committee met to plan a fun filled calendar of events for the year. Future events include a crepe party, monthly Bingo nights, and Bi-weekly Movie Nights.

Non-Stop Social Events!
The first event in August was Mexican Night on the veranda deck. Thanks to Diane Ennis for the use of her frozen Margarita machine. The 50 attendees enjoyed the Margaritas and Sangria under a beautiful full moon. Sixty residents celebrated Labor Day with a great B.B.Q. of grilled burgers, hot dogs, and all the fixings. Due to high winds the fun was moved inside the Ocean Lounge.

Residents also went on a Casino trip to Gulf Stream Race Track. The casino provided a bus, free lunch, and $15.00 slot play. It was a fun day and will be repeated in the future.

The Columbus Day “White Elephant Sale/Brunch” was very successful too! Congratulations to Ellen Lesser, the PDM Social Committee and all the volunteers who gave so much of their time to insure the success.

Board President Bob Boffa was hawking the “sale items” in the Billiard Room, the chefs were performing magic in the kitchen and guests were enjoying the newly floored Ocean Lounge.

Scheduled for mid November is a crepe party. Watch channel 96 and postings in the mail room for future events. Renew friendships and meet your neighbors.

April 1, 2008 - Joan Weinberg thanked all Decorating Advisory Board Members. She especially thanks board member Annette Gamburg for the many hours of hard work she is contributing to the decorating process of our building. The cost of decorations remains within budget and she promises, will stay in budget. (Owners have already paid for decorations through the budget reserves).

The outer lobby security is near completion. The furniture has been re-upholstered. The window treatments have been specially cleaned. The security desk and the exposed security camera wiring are next on the list of things to be enhanced.

The lobby wallpaper has been removed and the knockdown textured walls and painting have been completed. Molding installation and painting will be done shortly. The accent color paint will be an off white. Most of the furniture in the lobby has already been reupholstered, and the original paintings have been rearranged for a “fresh” look without any additional purchase or cost. The 2 lobby alcoves will be re-carpeted in a neutral color. New floral arrangements are being professionally designed to coordinate with our “up-dated” lobby renovation. The north wing lobby corridor is done. The south wing lobby corridor work will begin shortly.

OCEAN LOUNGE

The Ocean Lounge work is on hold until a water leak is fixed. The dance floor was to be replaced along with a new floor by the bar. The contractor has agreed to hold his contractual fee, and not change his rate, even though there will be a delay before work begins. The carpeting has been beautifully cleaned in the interim.

UPPER RESIDENTIAL CORRIDORS

In our residential corridors, installation of residential doors and baseboard moldings are complete in the north and south wings as well as the painting. That same work is now being done in the tower. The damaged refuse and stairwell doors are being repaired. Damaged corridor mirrors will be replaced. The replacement mirrors and floral arrangements in the Wings have just been installed. Damaged ceiling tiles will be replaced throughout the building.

Joan thanks residents for supporting the decorating effort. She said the positive feedback is worth all of the time that the committee members have given for the good of our building.

Advisory Committees to the Board

The Playa del Mar Board of Directors is undertaking an initiative that we ask you to support. The Board is seeking owners willing to volunteer to serve on advisory committees to the board. Interested owners should sign up in the management office or mail the form recently sent for that purpose back to the management office of Playa del Mar. The Board will form the committees, determining size based upon response. The following committees are in varying stages of implementation.

Social Committee
Ellen Lesser and Ray Tokumoto, Co-Chairs

-organize and direct social events for residents, bingo, movie nights and other activities to bring owners together in a social atmosphere

Finance and Insurance Committee
Joe Ernest, Chair

- review financial and insurance issues and make fiscal recommendations

Rules and Grievances Committee

-advise the board on revisions to the building rules and regulations, and solutions to grievances between owners

Gym Committee
Ray Garcia and Michael Hickman, Co-Chairs

- review the operation of the gym and makes recommendations on equipment and improvements

Pool and Beach Committee
Walter Klebe and Phyllis Carter, Co-Chairs

- develop recommendations on improvements, safety, and rules at the pool and beach areas

Building and Safety Committee

- develop recommendations on ways to improve the physical structure and operation of the building and the safety of the owners

Admission and Welcome Committee

- interview prospective buyers and lessees and provide an orientation to the building

Green Team Committee

- develop recommendations on ways to conserve energy, recycle, save costs, and make our building environmentally responsible

Long-Range Planning Committee

- develop a 10-year long-range business plan for Playa del Mar that includes recommendations on finances, structure, and operation of the condominium

2006 Holiday Fund Report

The 2006 Holiday Fund letter and return envelopes will be mailed to each unit owner right after Thanksgiving.

A guide will be provided to assist each owner in their gift giving.

The Committee wants to thank all the individuals who contributed so generously last year.

This year we are appealing to all the owners here at the PDM to participate in this once a year holiday fund raising.

2005 Holiday Fund Statistics

Only 204 individuals gave to the fund out of a possible 370. 166 people did not respond at all!! That is 45 per cent.

We have a wonderful staff that services us and the building. The only money they get as a thank you for their work is from our Holiday Fund. The Playa del Mar board and Continental do not give the employees a holiday bonus.

While it’s nice to tip individually, collectively, the rewards can be much greater!

Please help us to achieve 100 % and give generously to our fund. This will allow us to reward all of our staff with a deserving bonus on this upcoming holiday season.

Decorating Presentations Minutes

Playa Del Mar Ocean Lounge

For all those who were not able to join us at any of the three Design Presentations given by Rosemary Sullivan of Paula Greenberg Interiors, Inc., we would like to give you an overview of the information that was shared. If you were in attendance you may still find this summary to be of interest. We will let this serve as our minutes from these meetings as required by Florida law.

We want to thank Barbara Mancuso and Alma Johnson for inspiring the format that we adopted for these presentations. These smaller, less formal meetings proved to be more enjoyable and informative than the stiff, structured and crowded Board meetings we have all experienced. Generous food and drinks were served at no cost to the residents, which encouraged everyone to stay, mingle and get their personal questions answered. We hope other opportunities similar to this will be hosted in the future to insure improved and constructive communication among all owners.

To bring everyone up to date, Joan Weinberg explained the process used by the PDM Decorating Committee to select Paula Greenberg Interiors, Inc. as the decorator for our building. Beginning early in 2004, the Decorating Committee, consisting of 5 residents and Chaired by Joan and Harriet Healy, interviewed and considered four separate Decorators/Designer’ presentations. Notices were posted for residents to attend Decorating Committee meetings to hear the decorators’ proposals, to get their questions answered and for the Committee to get feedback on the presentations. The Committee visited projects previously completed by the designers and spoke with clients and suppliers who have worked with the designers for references. After much evaluation and discussion, Paula Greenberg Interiors, Inc. was unanimously selected by the Committee to be the design group of choice. This decision was based on the following: Paula Greenberg Interiors is licensed and a respected member of ASID (American Society of Interior Designers), they have extensive experience in Condominium renovation, and their design team has the ability and attitude that the Committee believed would enable them to work well with the PDM Board. The Committee formally made this recommendation and presented Paula Greenberg and her team to our Board of Directors at a board meeting on Nov. 9, 2004 where they were approved as our decorator. Now over a year later we have their recommended plan design for our building.

Each of the three presentations consisted of approximately 90 minutes of detailed explanation of what had been selected and why things were decided upon. Although nothing has been etched in stone and we are sure there will be some changes from the original design boards, it gave everyone a good idea of the design process and ideas. The “look” is what is described as Transitional. It is neither contemporary nor traditional. The plans include refurbishing and using much of our existing furniture where economically appropriate, but it still allows the designer to give an up-dated and fresh, clean look to our public spaces while respecting our budget constraints. Ms. Sullivan also explained how important it was to have a new up-to-date building in respect to our insurance costs and to meet the ADA and fire retardant requirements.

It was explained that three of the major expenses are a must and are considered maintenance items, not decorating. They are changing the ceiling tiles as well as installing new grids for these tiles, new carpeting throughout the building including all the corridors, removal of all wallpaper and painting all interior walls, trim and doors.

If we adopt the Decorators’ recommendations we will see the following changes. The outside lobby desk will have a half round extension to allow for a new security system with accent molding and a matching soffit for extra lighting. The crown molding throughout the inside lobby will be refinished to a medium wood tone and the banks of elevators on each floor will also be accented with wood surrounds with the same wood tone.

The selection of new furniture and fabrics all have been selected for easy maintenance, durability and timeless style. All new seating areas have furniture that is on legs, up off the floor for easy floor cleaning and eliminating damage to the bottom of the sofas. Along with that, there would be wood trim edging at the top of the seating areas, to allow for long term wear. The fabrics utilized in the card rooms are waterproof, stain resistant and antimicrobial, again for longevity. The color scheme is timeless, and works beautifully with our new elevators. The tropical feel often requested by owners will be achieved with select accent pieces and artwork.

All the chairs, credenzas and tables that are scheduled to be reutilized in the Lobby, Ocean Lounge, Library, Card Rooms, etc. will be redone using the latest process of bringing the finish down to the original wood and then treated, to eliminate chipping, before staining and refinishing. The Decorator is proposing not to use any wallpaper, but to use molding accents, with alternating colored paint for additional detail and dimension to the walls, allowing for easy damage repair. All materials, furniture, and new lighting fixtures to be used are to code and manufactured for commercial use.

After hearing and seeing the presentation and learning the reasons why and how the decorator arrived at their recommendations, the majority of those in attendance gave very positive input and seemed to be quite pleased with the Decorators’ plan designs. There still needs to be a Board meeting for the Board to review the recommendations and decide on which items in the scope of work we will proceed with in the near future. Ms Sullivan explained that it could take as much as 120 days for some of the items to be ordered and delivered. So it is expected that all of our outside work will be completed before embarking on any interior remodeling changes.

The attached form which will serve as an opinion survey was distributed at each presentation. This form includes the Decorators’ estimates for 14 general items included in their proposal. The first three items are the maintenance items mentioned above which must be completed as soon as possible after the outside construction work is finished. Ms. Sullivan explained that the ceiling tiles and carpet prices quoted are time sensitive. Excellent pricing for both was locked in by the Decorator on our behalf in October, 2005. These will not be available much longer. If we delay, the prices for these materials could more than double.

Items 4-14 are items contained in the plan design that could be under taken on a phased basis over several years or all at the same time depending on the opinions of the majority of PDM owners. The Board is asking for all PDM owners to voice their opinions. The form includes a survey section. The space for the unit number and signature must be completed for the opinion to be registered. Owners are encouraged to use the reverse side of the form for any comments or suggestions. The forms are to be returned to the PDM office to the attention of Lucille Fannin as indicated on the form. The results of the survey will be published in the PDM newsletter which will be mailed to all owners and posted on the PDM website at PlayadelMar.net.

So, in conclusion we would like to thank all those who took their time to attend these presentations and give their input.

We would appreciate all owners filling in the opinion survey included in this package and returning it to the PDM office as soon as possible so that it can be reviewed and considered along with all the others.

Looking forward to the Playa Del Mar becoming a place we will all be proud to live in and call our home.

DECORATING ON A BUDGET

From the Decorating Committee

Many changes have been made in the Master Decorating Plan proposed by our Decorator and presented at the three owner decorating meetings held in April ’06 (see above). The Board has listened to comments from owners and we have done our homework to insure we all get the best value for our money and the most “bang” for the buck.

We want to stop the rumors and all of the misinformation flying around the halls of the PDM. We are adjusting the Master Decorating Plan to work with the funds already accumulated over the past years in our reserve accounts for these decorating and maintenance items and the amount collected in the previous assessment designated for decorating.


We want you to know there will be
no new assessment for decorating in 2007!

As previously explained, our Decorator has proposed a Master Decorating Plan that can be implemented in phases. We reviewed the results of the Owner Decorating Opinion Survey conducted in June ’06 and the areas the majority of owners expressed to be their priorities. We are now picking the parts of the plan that are the most necessary, in line with the opinions expressed by the owners for the upkeep and beautification of our building, and what we can afford with the money currently on hand.

This project began in 2004 with the Board approval of the Decorating Committee’s recommended Decorator. Much work has gone into the decisions we will soon be finalizing. Please watch for notices announcing a decorating and interior maintenance meeting to be held on February 8th at 7PM.

PDM Holiday Flair

Many compliments were received this year on the beautiful Holiday decorations that brightened our lobby. They were the creation of our talented Holiday Decorating Team, owners Joan and Steve Weinberg, Dianne Ennis, Lucille Fannin and Asst. Manager Caren Francis. The lovely new Christmas tree that graced our lobby was a prize winner from the Museum of Art of Fort Lauderdale’s Festival of Trees and was a donation from one of our owners. José’s team also did an excellent job on our exterior decorations in spite of all the construction obstacles. We wish to extend our gratitude to all these wonderful people who gave so freely of their time and talent to enhance our enjoyment during this past holiday season.
